We’re looking for properties with character, not polish. Rooms that can carry weight once design is applied. We’re not chasing high-foot-traffic retail or glossy developments. We’d rather restore than overbuild. Think buildings with history: a storefront, a warehouse, a floor above a shop.

Places with good bones, walkable surroundings, and enough presence to hold a circle of serious work and conversation. We consider both lease and purchase opportunities, with an eye for locations that will endure.

2,000–6,000 sq ft

HVAC (or TI allowance to add)

At least 2 restrooms (common or dedicated; TI to add if needed)

Walkable setting preferred

Dedicated or neighborhood street parking

If it has presence more than polish, we’d like to see it.
